Rental Investing Location Recommendation

Hi B.P. - extreme newbie here. 

I'm just starting out, and looking at getting into rental property investing using some of the strategies outlined in The Book on Rental Property Investing. 

Here's my question: Is there a good location in the North East (preferably tri-state) where the rental market is strong, and property is sub-200k (SFH)? I'd want to rent to young families/professionals. I am currently in the NY/CT area, and property is so expensive here that it's difficult to imagine this exists close by. Hoping I'm wrong... Is this a fantasy land? Curious of people's experience.
