So maybe it's better you haven't pulled the trigger.In my experience, taking a little time upfront to really clarify your goals and also clarify what each strategy option really entails (goals it hits, risks, risk mitigations, etc.)

I had heard about the event but didn't know what all it entailed until moving here.

Research refinancing, ask some banks and lenders about what it entails and what the LTV will be.
