Garden City has been  the biggest surprise here lately.

If your area is sketchy, maybe think of adding a home depot decorative metal security door to both front & back for single moms.

I normally get a list of everything I need for a house, put it on a Home Depot order, and I work with the store manager (not the bid room) and they normally give me 25-30% off.

I did business with Spring Garden Lending one time and had a great experience.

(Market rents are conservative $1150 for original finishes unit, and $1300 for a recently renovated, garden unit (let's assume I will be living in and not renting out for a $1000 market rent that it can attain)The purchase price is 335k with a 3% closing cost credit.

@Samuel Gardener If you invest in an index fund you will have dividends that will be taxed with no depreciation offset (Also management fees). 

I've been using the big box stores like Home Depot and Lowes.

In the kitchen I was gonna keep the kitchen cabinets but found water damage, so then I went on the lower end and bought base home depot cabinets that were unfinished.

If you go to Home Depot you will notice there are not many legal workers, except old men.
