Go to airbnb.com and look up area 2 bed places and study the decor;  paint, furniture, accessories. 

All areas - interior decor that makes it feel comfortable and inviting.

My wife once tried to tell me we weren't buying a house due to 2 ugly rooms, 1 with blue carpet, one that was decorated with duck wallpaper. 

I had known when I purchased this house I would need to bring it up to date from the 2005 style it was decorated in do before I sold it.

The best example I can think of with this is:Adding a privacy fence instead of a chain link fence upgrades the tenant's experience in the yard, but will probably not add commensurate value to your appraisal.Adding a classy divider between the laundry and the kitchen can boost the tenants experience (this can be a wall, decorative partition, cabinets, etc).
