When my wife met the new tenants to give them the keys they noticed a dead dear with a tarp over it in the neighbors backyard. 

Those guys are as good as dead.

technically it happens all the time, but real estate is less liquid thus its more obvious. ever try and buy a stock at a specific price and that price is no longer valid because the price changed.

You can invest your money in stock and sit back and literally do nothing and get some reasonable returns.

This could be just like stocks and bonds at the end of the year.  

In 2022, I sold quite a few stock options so my taxes that year were a lot higher than normal years and I was expecting 2023 to go back to what I consider normal. 

Can I make sure your car is stocked each day with everything you need in the field?

I gave him some ideas, (OKC, Omaha, parts of TX) and he was dead set on the south.Thought this would be an interesting question that if you want to build a portfolio but only could target homes under 250k to hold as rentals, where would you look?
