They seem to be a group of nice hard working adults.In the past, I did have problems with South Asians, that's people from India and Pakistan.

I had to find some generic one online and have a female friend I know that worked at an apartment complex meet me and new tenants to help fill it out.

The best profile is single female in their 50-60's, no children.

And I had better hope that person I waived the late fee for isn't a white male and then try to enforce late fees on protected classes (female, veteran, minority, etc.).  

Arrange to meet with the remaining female tenant and ask her what's going on and what she plans to do.

So I guess even though this initial offer didn't work out the way I planned, I actually wound up getting something far better: the support of a badass female who can help me take the next steps in my real estate journey!

What are the outright concerns when you are looking through the county recorder and the last record is a Quit Claim deed (in this case from female to male, with the prior record being a domestic relations judgement)?  

So I've got an update, I'm still trying to get a hold of the male tenant but the female tenant and here daughter moved out and file some sort of restraining order against the male.

I just read a forum post where a female investor mentioned how nice it would be to network with other females on here and it made me think-- I sure talk to a lot of guys on here!
