To me that's just not attractive enough to consider selling.

I personally concur .. they charge 6k to join the club they bring in folks who have no experience and set them lose.. with so called training..

Sounds like a problem with setting expectations.

I purchased an STR a little over a year ago and my goal is to make it the best STR in our area before I even consider purchasing a 2nd STR.

Otherwise, I would consider it caused by tenant.

Happy to chat...being a local GC takes out a lot of the risk of the biggest variable for most investors (unpredictable rehab costs) and also allows you to consider more options than the average investor, with your rehab costs being significantly lower.

Perhaps consider asking the good tenants if they know anyone "like them" that are looking for a place to live?

For me, what was talked about above is nowhere near close enough for me to judge or provide an opinion on someone as just because someone changes their name (we have done it several times for different entities) or someone could be co-gp or LP in a deal but not in the limelight) does not immediately set off my radar of "omg this person is not legit or a scam artist".
