If you were looking to hold, you MIGHT be able to pull off something closer to those numbers but you'll see slow appreciation and most likely be in a C-class area, which means more pro-active management.

.- Fourplex usually has B to C neighborhood but should cashflow better.- Austin has been bubbled and not a market for cashflow.

If you are in a working class market with a B/C type rental, the answer for me is NEVER!
