I call it the Winter Fear. 

It will be fun, we'll have drinks and meet at a local vacation rental-this is a great way to learn more if you are interested in this type of investment.  

Should be fun watching it play out.

Much less transactional, but more lucrative and fun long term 

Moving the numbers to make the deal work does not make for a fun investment trust me.

Make sure you also ask the inspector how it works in the transition from heating to cooling in the winter and vice versa.

As a short-term rental, it would make $4,000 a month during the "season" (five months in the winter) and about $2,500–$3,000 in the non-season (the rest of the year). 

Since those with low rates in the current home stayed put in droves.. much of the only inventory was new builds it took a few months to flush through the shock but since then we have done quite well and did extremely well this winter spring . 

I am about to close on my first STR in Panama City Beach, and would like to try and get people in there for the winter months to help cover the costs and lessen the maintenance burden. 

Sadly, she died unexpectedly last winter, and here I am.
