I am learning in the real estate business as well but in the Kentucky/Tennessee Market!

This isn't 2011-2013 days but many people are stuck in that time period STILL.As I finish my licensing study, I'm very grateful I chose this route as opposed to being a one trick pony.Wholesalers did themselves in by their method of operating.

Than again 1300's-1850's the "mini ice age" or better known as the "dark ages". 

North port is a great growing market, and I would expect that you will do very well on your first property.
