I've been in the multi-unit market for more than 50 years and many investors who invest in undesirable neighborhoods are as crazy as their tenants and the outcomes are not pretty. .Dealing with undesirable properties and trailer trash tenants is not worth any amount of money when there are thousands of properties for sale that will make even more money.Higher-end and more-desirable properties will always appreciate better than undesirable properties and the real money is made from appreciation and not the cashflow.

All of the fourplexes here for example date back more than a few decades and are in very undesirable areas in town for commute / quality of life.Also, @Kyle J., thank you for the input.

Being without a home put things in a different perspective.My first home was undesirable. 

I didn't charge them anything for all the extra cleaning as it appeared to be mud from the dogs on the bed.

I can repair that with mud and new tape. 

I.e. 1/3 due up front, 1/3 due at 50% and 1/3 due upon completion is a huge red flag to me.But X due upon completion of demo, Y due once all rough in inspections done, Z done when drywall is hung, mudded and sanded, I am fine with because those are easy yes/no items.

The days on market might increase, and there might be a good chunk of those that remain undesirable or bad deals.So don't over-leaverage, and be ready to jump on investments Q3 and Q4 2021 depending on a number of factors still to be determined.

Then the subcontractors I hire just have to pickup the misc. materials & consumable items as they need them (e.g. caulking, adhesives, screws, nails, drop cloths, trays, brushes, taping mud, etc.)

Make sure to double check your numbers to ensure it is a deal for the end buyer.If you determined it is a deal then blast out the deal (craiglist, Facebook groups, biggerpockets, buyers list, etc.)At this point if you are still having trouble finding a buyer it is either too high in price or in an undesirable area.
