Is there flaws in this way thinking?

It has some limitations, but every time I look at Appfolio or other providers that look really good, I uncover flaws in their system that prevents me from moving.

I've always had the impression that what you practice, you'll get good at, and the strategy of 'starting small and building up' is flawed.

On top of that, further research has uncovered that I am not the only person Calm and Malcolm have lied to and swindled money from.

Flawed strategy.  

My older brother used to reside in these areas of Baltimore, one was a bit of a challenging neighborhood,, the other was decent, but still had some flaws.

If I uncover the skylight and the den becomes a bedroom again, and I upgrade to central air, I believe I could get more--but it's unpredictable, so would like to analyze from the previous rental amount.

I think this general assumption is flawed and not backed by any real data, these are more likely the exception, not the norm. 

Is there a flaw in my logic here?
