Once example an "investor" who did not want to fix/replace windows at a beach house nailed them shut.

I'm looking at an 1950s, 3br/1ba fixer upper that currently has window units.

8 percent on the loan is great, but if you don't know what you are doing on the rehab portion of the numbers are wrong, you could be creating too tight a window for success here.

I know the window of opportunity is closing with the operator and in truth I suppose I'm a bit selfish and like to keep this gem to myself... but that's not what I'm made of.

Threw this together in a windows notepad this morning quick, all figures are assumed and have not contacted anyone yet for specifics.

Ie a property with 0 repairs required, then a house with small repairs, then a full remodel flip  that included adding and permitting new bathrooms, removal of walls, doors, windows etc etc. 

The house had a boarded up door & a broken window plus multiple stickers of pending foreclosure.

If the market doesn’t support a sale in that window, what then?
