Hi Lewis, I'm excited you're considering adding a singe family rental in the triad to your investments.

It is like all the realtors singing praises of RE as it was going in the dumpster.

Poised to purchase 5 singe families there.

The old landlord should have had a lease (document, singed by landlord and tenant) even if the terms is month to month.

We started shopping a little late and finally singed all our paperwork for the agreement in September.

I'll probably aim for the singe family properties starting out, as I find they are typically in better areas for my price range.I listened to a great BP podcast (think it was 265 with Andrew Propst); in this episode he talks about going as big as you can starting out.

Go ahead and sing one round of kumbaya for every layer of insane risk the OP is asking about, then triple it because the problems he will face compound exponentially.
