And I thank myself daily for only buying this building with those property management costs factored in, so now I'm ready to let go, the building will still make me a profit.Plowing  - and sidewalk shoveling. 

Will he be having to do all the infrastructure (laying electric, cable, sewer, water, light poles, etc.)Are streets, curb gutter and sidewalk in? 

Me and my buyer go running down the front porch stairs literally tripping over one-another as the water heater goes flying out the front door in-between us, breaks through the wood fence, and lands on the sidewalk. 

Try to do what you can to make your sidewalk and parkway attractive too - plants, planter boxes, etc. 

Get off the sidewalk and jump out in the street. 

It's just too difficult to hold anyone's feet to the fire because they can just blame each other and ultimately, they won't care about the yard looking nice or not getting a fine like you will (here in Rochester, we can receive a fine if the sidewalk isn't shoveled).

They will deny a loan (some of my knowledge is out of date so keep that in mind) because there is peeling paint, there are tiles on the roof that need replaced, the sidewalk is heaved beyond a certain point, windows are not in good shape, etc.
