If tenant not happy with property they can take a hike with 30 day notice, If I am not happy with tenant then 30 notice to terminate during the month to month period.My screening is usually good enough but I did get one a few years ago that was a identity thief and sailed right through until I requested their thumb prints on the lease (one of my quirks with real estate) and they got too nervous.

If so that's another plus.If you want to be a landlord and avoid risk, you'll fail, people get injured, sick, die, divorced and even tossed in prison, so just because they can jump through all the hoops today with shinning ratios doesn't mean smooth sailing, OTH, these things may not happen, you just never know.
