Personally I want to know what will happen if the rug is pulled out from under me. 

When the lake started to recede and the salt water level intensified until it killed off all the sea life and slowly ate away at paint, metal, wood or anything else in its way, the Great Salten Sea became an abandoned ghost town and refuge for motorcycle gangs, drug runners, illegal's and just about any/all undesirables that could survive there. 

Lock boxes are normally rugged and can stand up to bad weather.

Man, those cold winters, wind, high elevation were rugged (warmer here, ironically in panhandle of Alaska!)...

I would have rather they let me handle the cancelation myself instead of ripping the rug out from under us for half of March and April.

Took out all of the carpet, restored all of the old hardwood floors underneath, bought nice leather furnishings and blended them with functional antiques, placed a beautiful antique persian rug in the living room, replaced all lighting with early 1900s look.  

If tenants want something warm underfoot, they get their own area rug that accents their furniture.

Suggest rugs to add comfort and warmth. 

However, upstairs with a tenant down I may still go thick pad and carpet, or good acoustic underlayment and area rugs on vinyl...

This may be because I'm still a new investor but he seems to do a lot of sweeping under the rug or just touching something up enough to get the property sold.
