Had my primary residence with roommates, planned to move out and rent, but with the market so hot I ended up selling it and making around 75k before taxes.

Now I need to know more about the market, how to crunch the numbers and find a good property.To give a little backstory, I want to buy a 200k house, and rent it out to my current roommates (there's two of them).

Would I be better off going the roommate/house hacking agreement route as opposed to leasing the rooms?

People having success with this model are buying within a narrow search criteria (4+ beds, 500+ sqft per tenant, 3+ showers, plenty of parking, no HOA restrictions prohibiting non-related occupants, proximity to major employers etc etc.) and hiring management that specializes in the model and has systems + methodologies in place to account for turnover, roommate politics, common area cleaning, utility costs.
