Getting started in Baltimore City

As the title suggests, I just bought my first home in Baltimore City and am looking to rent out some of the space. This will be an owner occupied unit with the rest of the rooms on the top floors individually rented out. I plan on using a standard lease agreement from BiggerPockets but as far as what else I need I'm not sure. I don't think I need to register the property and get a landlord license from the city because I live in the unit but am going to try to get it done to protect me more from the city, I also am not super sure how to start this process, I did make an account with DHCD and apply for the property to be registered to me (I think) and the next to is to get it inspected which will then get me my license to rent in the city. I know I need to require my renters to have insurance but do I need to call my insurance to change anything? Would I be better off going the roommate/house hacking agreement route as opposed to leasing the rooms? Any information/tips or advice about this whole process would be greatly appreciated.
