It looks fantastic, nothing has bled through and the smell is gone (it went from pet and smoke odor to bleach to oil paint fumes to a freshly painted house in a matter of days.)

I bought the home for $8,500 cash, cleaned the carpet, painted some walls (a rule of mine every time I re-rent or sell a home to give it a fresh smell) and about 2 weeks later the home rented for $650 per month.

I would do the fix-up while living there and move from unit to unit getting the place looking fresh as leases ended/tenants moved out.

I ran across this site after listening to the podcast and have to say this is a breath of fresh air!

I also agree that some fresh landscaping would really help.

I have a very good agent who works hard for me, she understands that time is important so she always fits me in.The other thing I have found is that when I advertised my townhouse for rent, there were several people who came through and revealed that they were about to lose their homes because they were defaulting on their mortgage.
