We added no wood looking tile, repainted, added quartz counter tops and new fixtures.

Looking to do a fair bit of rehab work with the home immediately after we close (open up the kitchen, adding 1 more full bath, refinishing floors, repainting walls & cabinets).

I think their policy is to repaint the whole wall when any issue, but still seems high.

The house appraised for ~186K in 2018 and that was before the roof was replaced and exterior was repainted.

I put 18k in materials I repainted the interior , replaced the old iirrigation, put up shade screens over the pool and lounge area in back yard, repainted and stained the kitchen and bathroom cabinets, replaced the kitchen countertops, replaced the flooring in both bathrooms and walk in closet and finally put a new Hvac and heater in.

In January I repainted the unit, and had the carpets cleaned.

Also need to Kilz and repaint the ceiling. 

I painted outside, cleaned up yard, RE-painted kitchen cabinets, added a front porch railing.
