And if I would pass a car every day I would probably get shot by some angry person before the end of the year...I might need a toy in the garage again though some day ;-)

:@Matt Adamson I'd love to get my contractor's license, but the law requires you to be employed by a contractor for 4 years before you're eligible to get your own license.Maybe a biggerpocket GC in FL can back me up here, but I understand that you also have to pass a certification test that covers the codes for all disciplines, from foundation to roof, electrical, plumbing, HVAC, etc.  

If I were you, I would pre-screen people before showing them your property (i.e. ask them qualifying questions like "will you pass a comprehensive screening [credit/criminal/evictions]?").

HEROES is not going to pass as is.

Consider that a bank can hire someone out of college and have them attend a 20 hour course, memorize answers and pass a test to originate a mortgage.

If the lead inspector sees work that looks like it was done specifically to pass a lead inspection, the house will be flagged for UD (unauthorized deleading) and it will be a nightmare to get the lead cert.

If it checks out I probably won't ask anymore than $145k, that way I pass a little more off to my end buyer.

It's bad enough when you are learning something new, it's even worse when you know the right answer and have to answer it wrong to pass a test. 

Their first act was to pass a rule of their own regarding advertising which is stricter.There is also the IRS and FinCEN to contend with since August of 2012 on the Patriot Act, OFAC, and Anti Money Laundering rule extension to include sellers as well as lenders of manufactured homes.

That's why, IMO, it depends on what you need....do you want to learn or pass a test and learn later on?
