I'm inclined to swap natural gas HW tanks for electric when they die to make it easier/quicker on replacement, but curious if anyone has been using tankless as they claim to have a longer life. 

Paying cash may allow you to refinance quicker (immediately after rehab).

@Travis RushThe East Valley has seen very strong growth and the prices there have gone up quicker than the other parts of the city.

We don't see much if any increase but those with AC do rent quicker.  

If you told me you made $50,000 flipping this house, or any other house, I would say you are full of b.s and you did not tell the whole story nor are you telling the truth because I can do the math in my head quicker that you can with a calculator and I know you left out a lot of your costs, did not include your 20% to 25% income tax and you probably did not even do the math, yourself.It is not that everyone is dishonest.

I’d simply offer condolences, no time pressure, 30 days or so to empty it out....they’ll probably do it quicker. 

We put in a security alarm but that just makes them smash and grab quicker, doesn't keep them from trying.The police officer who came out during the last break-in attempt gave us probably the best advice.
