I work with 2 different PMs given properties in different markets.  

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Financing is different from buying existing properties.

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

.- Risk Awareness: Flood zone designations still help people understand general flood risks in their area.Elevation still matters under Risk Rating 2.0, but its role is handled differently compared to the old system.Under the old system, elevation certificates were often required to calculate insurance rates.

I have heard different positions about this... both have good points; on one side the new or small wholesalers are more "direct", many times only "one closing" instead of 2 (big companies) which can save a lot of money if you do several deals per year.

Pantry is a must in most plans as is a soaking tub in primary . 

REAL Estate in any form takes capital.. don't let anyone tell you different
