Here’s mine in case it inspires anyone to do the same:My most precious resources are time and relationships.

The market determines the value an appraiser only tries to estimate what the market is doing which is hard because real estate isn't a commodity item like crude oil or precious metals each piece of real estate is different.

My school had Jewelry, metal working, pottery, wood shop, econ, and cooking as electives.

Grease and “flushable” toilet wipes are a big NO.and like others have said, getting it maintained every 5 years is good.If youre planning on adding any bedrooms, you will be limited by the size of your tank.One other pro is that if your wife accidentally flushes her jewelry down the drain, it will be at the bottom of the tank. =)

When you have an elderly aunt and you go through things that you want people to have when you pass, it's customary to wait for them to actually pass; not to steal their jewelry before they are dead which she did. 

(And there can be significant liability involved if you get it wrong - You don't want the tenant coming back and saying they were just on vacation and you disposed of $100k worth of their precious family heirlooms...it happens!) 

I apologize if this comes off as blunt, but you're really wasting your time and precious marketing dollars if you're not doing high volume.

If the hard money lender does not know the investment property’s real estate market, you may spend precious time educating the lender instead of flipping your property.
