Nashville is a very pocketed city when it comes to neighborhood quality especially in relation to crime rates, overall aesthetics or available amenities.

Anne, I would advise you to focus less on the number of “doors” and more on the quality of your investments.

If your local law allows it, see what everyone else is doing and go by the norm. 3 months rent is a substantial amount for some, but really helps ensure the financial quality of a tenant.Sometimes I have immigrants who apply who work their tails off and can't afford the 3 months up front.

That is absolutely nuts...We had Zillow and they kept upcharging and the lead quality went down.

Negative $455/Month and at that price/rent point, poor historical rent growth and appreciation.What is the expected source of return?  

Sure it works to get your money out, but when you when try to rent the property out, you are sitting with vacancies, low quality applications, and if you try to sell you can't nearly get what the home appraised for. 

Unfortunately, there is a good number of illegitimate PMs and contractors in the Cleveland area, BUT quality property management does exist here.

If you have only had one inquiry in 3 weeks, it is because you are asking for too much rent given the condition of the property or you have poor marketing.
