In the middle of trying to make the same decision (only from CO), and have learned that keeping the property is not financially wise since the ROI is low (<6%).

That said, we do monitor the managers, who have final say in all house decisions (for free rent, remember?).

Many will say this is crazy but if I am spending tens of thousands of dollars I am not spending 30 minutes and making the decision on the flip of a coin.
