There are appraisal outfits that have experience in more nuanced appraisals like public condemnation, ROW acquisition, future value attributable to highest and best use etc.

I got it this spring for 8k from the people who lease to home depot and other outfits.

Mainly for their dentist who cant practice right now and the few cosmetic surgery outfits. 

They are a custom build outfit doing ADUs and larger home builds.

Unfortunately, the outfit that I am vetting that is offering a blind fund didn't even MENTION their property management plan in their property summary, so that option is probably going into the dustbin...The workforce and affordable housing concept has really grown on me.

Yes they are a little expensive as far as points but it's well worth it when you consider in this lending environment there is still an outfit that can allow for you to have multiple projects up and running without having to show $1,000,000 cash on hand like most all other lenders would want to see right now. 

I don't know about rental.ai but they must make money somewhere unless they're some sort of charitable outfit.
