We have spoken and they said they wouldn't be opposed to seller financing.Being that the current owner still owes money I know that the due on sale clause comes into play.

S8 is high risk, not due to payment so much as opposed to damage/abuse to property, violation of the lease, restricted breeds of dogs, bringing in unregistered tenants etc.

Definitely will look to keep it as a rental for a year or so, but  would it be more advantageous to leverage the house (cash-out refi)  to secure a new deal (more units) opposed to selling and then 1031 ?
