If you were planning on taking a mortgage out to buy the house, doing subject to with a property, and then pocketing the cash for a second investment property,...... that would be illegal.... like mortgage fraud type illegal. you would have to be pretty good friends, and be willing to risk spending at least a few years in prison with a shady  title company to pull that off.

3.  203k loans include a NOTORIOUS amount of paperwork, and are often used on properties that would otherwise not be insurable.  6 months is not a long time, especially for the scope of damage you're describing - though yes, I believe extensions are possible as said above.
