Consider the tenant pool (neighborhood class), property damage, and think about future capex and repairs.

There's no margin for error on timing the turnover, let alone getting a tenant who causes excessive damage or needs to be evicted.    

Because Class C & D tenants will statistically cause more damage to a rental than Class A or B tenants.While "maintaining to the neighborhood" is a logical approach, it's often difficult to put into action.

Then once rented see what your damages are and then see if it’s worth doing anything then.
