If it is vacant, you have written notice they said they'd be gone, either let yourself in to double check they are gone (and if so change the locks) or post a notice saying you will be there tomorrow to enter the place.Nathan's message is perfect about telling them where to leave the keys and that you'll be by to do the move out inspecting in the morning....also about telling them what to do, not asking.When they are moving there is a lot to do and it is better they focus on moving than getting multiple messages and calls. 

I’ve also considered cash out of state multi-family but doing multiple into one 1031 exchange on my first time sounds risky and stressful.Mostly I like the idea of selling a house here, 1031, then a cash purchase in the midwest/south etc (Then if successful, repeat).

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

As a newbie, it is easy, and common, to head down multiple paths chasing shiny bright objects, with many of those paths just leading to time wasting and increased experience in learning what you don't want to do.

If you have (or will have) multiple entities, I recommend getting a FinCEN ID first, so you’ll only have to upload your driver’s license/passport once.  

If you have multiple rentals, you may need to seek recovery in the aggregate and then decide your priority of restoration.This is a bad day, but statistically, you're good for another 100 years, no matter what "expert" pipes up with his uneducated opinion.

When you say, build the first one, do you mean you are building multiple different storage bays with six or so in each?
