Hopefully, this is a useful example of what’s achievable with out-of-state investing, even with no local connections. 

After 45 + years as a real estate investor, broker, lender, fund manager and syndicator, I’ve become aware that the “dream” of many investors and investor “hopefuls” is to be able to generate enough cash flow to live off their real estate holdings and accumulate enough wealth to make “work” optional.

I was losing money every month and was done managing the property.

We are moving to network and hopefully further our careers a little.

Personally If you like your current residence and hope to stay there long term I would forgo major improvements on my primary and use all investment savings to make you more money and cash flow.
