I have much much less problems since I have started the higher deposit which in turn encourages them to clean and move out on time which allows me to not loose a months rent at a turnovet.

My Goal:  Put on auto garage doors and park my car in the left side of the 2 car garage, but because it's a single lane driveway it needs to be clear to drive up to the garage (hence, he loose his 2 car driveway parking).

So, unless you find a seller willing to finance for 30 years, you'll end up with a refinance at some point with a property that is way underwater, loosing way more than you'll ever get with a hundred or two/month in cash flow.2 thoughts:  First, find out how much you can rent the place for, add in all your expenses like vacancy and maintenance, figure out how much money you want to make (I'd start with $200/unit where I am), and come up with the a payment you are willing to make.

Use top quality materials, you want this to last a long time.If the spawling is bad, chip off all the loose and soft parts and fill the voids with concrete, then skim coat the entire outside.

Since you have a very loose arrangement with your tenant you could always ask them to help you out with the fees since they are late on their payment, but forcing them to seems like a crappy move.
