@Chris Seveney You can probably get close on peer-to-peer if you're dealing with the risky loans (E+).

I've used Craigslist, like @Carolina E., and found that to be pretty helpful as well.Have never used rentrange.

Treat your rental property business as a business and plow as much of your earnings (W-2) and cash flow (Schedule E) in to reserves, future down payments and debt elimination. 3G Capital has used this approach for 30-40 years in brewery purchases and is now the world's largest brewer having started with no beers sold.

e) if considering or not to sue, should it be expressed to the tenants that they may be sued so they are clear on signed contracts and why they are not entitled to any deposit back?

If not, what are some e courses you would recommend to get the basic knowledge of wholesaling? 

@Alex Craig  one part of my e book on buying out of area rentals goes into insurance and these very issues.I suspect this is going to get much worse before it gets better.. how do you rehab a house with the tenant in them.. maybe a light turn over thats it..this person looks like made a cardinal error in buying low end rental in bad neighborhood probably becasue the numbers looked so good..
