I enforce my tenants purchase renter insurance.

However, if they choose not to sign a new lease, they can still enforce the old one and live in the property until the lease expires in a year.

make the payments, keep the insurance enforced, take care of the property, only do wraps or subject to's short term while you sell or refin and use a 3rd-party escrow company for payments.  

Sorry for the tough love but enforcing the lease terms and late fees are way down on many investors' list of real estate challenges.  

Has anyone noticed that it seems like there are a lot more construction projects being **** down by Dallas city code enforcement?

It took me a long time to figure that out.Also, I would be hesitant to recommend student rentals to anyone unless they're able to enforce boundaries very well.

You tell them they must vacate and do no damage then you will not take legal action against them (I call this the easy option) and you will then either allow them to use their deposit against what they owe you and/or set up a "promissory note" payment plan - which is enforceable by law.
