I would gladly offer to split the cost with him, because I know rebuilding the wall is a lot more expensive than improving landscape and correcting drainage from his lot, but again he just says "Not my problem, the wall is on your lot".

I am going to start a significant remodel of my house in Santa Monica and wanted to maximize all possible rebates, grants or energy rebates that are available for new roofs, windows, appliances, insulation, landscaping..ect.I have a basic list (local municipality and appliance rebates) but didn't know if there was anything that I was missing or didn't know about...possibly other agencies?

@Jay HinrichsI think there are several reasons for the significant drop, but the two biggest in my opinion are related to financial theory and the current legislative landscape.

Hey @John ParshallAs others have mentioned, the current legislative landscape leaves the outlook on the viability of STR investments in SD a bit up in the air.However, as @Dan Heuschele stated, ensuring that the property is viable as a long-term rental will drastically reduce the risk associated with that uncertainty.

I plan on getting rid of/painting over all of the brown wood paneling in this house, replacing all of the flooring, rebuilding that small deck off the master bedroom, some minor landscaping, replace the garage and front doors, replace exterior door under deck, replace all light fixtures, update the kitchen (keep cabinets and paint them white with new pulls), paint the outside and add siding to the right side and back of the house (front and other side has siding already), change out bathroom sinks and countertops, paint all the cabinets in each bathroom, perhaps install walk in shower in big bathroom that has the tub.I plan on keeping the marble flooring in the entry way and try not to replace any windows.

There are a number of factors you can use to justify a mid-level or higher fee, such as whether there are shared hallways that will require upkeep and cleaning, is there any outdoor space, landscaping, snow and ice removal, if there is a parking lot to maintain, how many tenants (this is obviously the biggest one), and whether you will be charges gross rent or collecting and reconciling CAM each year.
