I have also interviewed several other R2R members and they are having a good experience thus far as well.

But there is SO much going on right now, and with so many variables changing in ways that are really all over the board, it's really hard to make the same assumptions that we've been able to make in the past 5-10 years. 

As far as 20% down, I am not sure but I believe this is more or less consistent with the US because I don't believe banks will normally lend on rental properties for less than 20% down unless they are owner occupied.

As far as finding private lenders, you are on your own.

One of the policies we saw had the breed exclusion that said something like... the breed exclusion applies if the dog breed is declared a dangerous breed in that city, state, etc or any surrounding municipality.Literally the city next to the one in question has a dog breed ban that they don't really enforce but as far as I'm concerned would open the door to a dog bite liability claim being denied.

There's a lot of variables that go into play as far as what may be the best fit for you CRM Wise, but I agree with @Freddy Alban in that "The key factor is the follow-up capabilities, so pick one that excels in that area."

As far as the house, I would get someone to complete the outside and I would finish the inside and do all of the electrical, plumbing, trim, etc. and contract out the drywall myself.

As far as I know they are weirdly ambivalent about you selling your 1031 exchange to a related party.
