Window screens would be tough....they can break just from window & weather....not just the window cleaner.

I personally believe it's cleaner to start with the LLC and then purchase your first property AS the LLC.

I hope you have enough experience with normal home repairs to call the right repair person such as plumber, electrician, HVAC, handyman, painter, cleaner, carpet cleaner, handyman, etc.

If it would sit vacant for two months waiting for a smoker to rent it, you've probably paid for your new carpet.You can wash blinds - either put them in the bathtub or the driveway & go at them with an ammonia-based cleaner & the hose - it may not be worth the effort, though.I've been through this myself - house with 20 years of non-stop smoking.

Tenants provide their own vacuum cleaners or broom.

I see what you're saying @Philip Klinck.It sounds cleaner your way, but I fear it's really not.  

It is very hard to find reliable cleaners for tenant turnovers.

Cleaners weren't quite done cleaning when the photographer got there.
