Honestly, I'd be happier to be rid of someone who skipped out than to pursue damages.Full disclosure, I haven't had this issue.

So more money in the end, and I was honestly nervous about 25 people and am happier with this group of 6. 

It’s more of a word of mouth with the bigger farms.

Their neighbors (albeit owners) complain about their high utilities, and my tenants keep their mouths shut.

A lot of investors that are sitting with last year's purchase prices, but this years rents, are much happier in the appreciation areas than those that just bought based on the in place rent to price ratio.

Recommending ways to get out of an exclusive when they are going to become your client is shady in my opinion. this is the professional way to handle it.. its rule 101 for brokers.. and agents first thing out of your mouth is are you working with an agent if the answer is yes then you tell them have your agent contact me .. 

One of our tenants with one child told us that they had been paying $60/month at the laundry mat to do their laundry, they are much happier now that they have it in their home.In my experience, renting an apartment that at least has access to laundry it much easier than one without.

It has been an eye opening transition and I could be any happier about the amount of value I have been able to create within myself and i would love to offer this value to anyone that is willing to give me a chance on my journey.

MLS, direct mail, texting, cold calling, word of mouth, etc.  

I personally believe the best way to help a community is not necessarily to provide handouts or support a divisive agenda but rather provide education; In particular financial education and ethical guidance which can help people own their future, allow for greater chance of success, and live happier lives.This is not necessarily a statement for or against the BLM non-profit as I don't know much about the organization.
