In some markets like Omaha or Phoenix..from what I’ve heard rental demand can help if the exit plan changes.

Generally speaking, if you borrow money at 7% interest and your investment is earning a 10% return, 10% - 7% = 3% and you are not growing faster than inflation.

I would do some market research on top-growing cities and determine which of those cities are within your price range and cashflow goals.
