You need to point this out to the seller, gently.

I am going to gently ask them if they'd accept a cash for keys deal at some point, but will plan to honor the lease until it expires.

I like finding gentle fixer uppers in decent neighborhoods where it is not the heaviest lift for your first one. 

There are some fairly deep scratches in the hardwood floor but unless I want mismatching areas on the floor I must buff and refinish the entire unit.

I do get copies of the bills each month so I can see if they get behind and give them a gentle nudge if need be.

I was emailing with a REI marketing company today when my wife and biz partner (@Elizabeth Wilson) threw out the not practical but crazy idea of "live bandit signs" where we hire beautiful and buff people to body paint with our "we buy houses" logo and have them walk around busy intersections in Memphis.Obviously we aren't going to do this, but it did get me thinking about other ways we could market that takes current ideas and tweak them in unusual ways.   

I buy gentle used ones from FB or craigslist.
