If it's a morning open house coffee and pastrys/bagels is always great, maybe some fresh fruit. 

Don't be the low-hanging fruit for these leeches.

I simply did not think the juice was worth the squeeze .. your simply dealing with those that are in life long struggles to just live their life.. and while we can give back its hard when they trash your place and just up and move to the next unit.. and for all of those that work in an area were it would be common for the tenant to lose the voucher for non pay of their Portion or get kicked off because they were too rough on the unit.. well that never happened.. at least in the markets we were in..

I'm not 100% sure that makes the juice worth the squeeze though.

I've taken part in a few networking events which proved to be fruitful.

But become a SME (subject matter expert) in what ever you choose to do and before you know it the path will become very clear and your laser focus will start to bear fruit.  

However about 15 months of that was spent trying to get it done on my own and that was not fruitful.

Add a vase of flowers or bowl of fruit to the counter to tie the floor colors and walls together. 

Hitting every house in an area requires more volume but is lower hanging fruit because you are the only one contacting them.If you narrow down a specific list you are really interested in, change your mailer to something that stands out.
