Her goals are two fold, 1) expand her portfolio on a yearly basis and 2) income producing properties that she can live off the returns ($250,000 annually).

I think it is a great house and using a small budget to update, taking more photos, you could increase appeal ten fold.

It's been folded once down the middle but is otherwise in excellent condition.

Or I was thinking of giving a resume type paper folded in an envelope with the gift card, my picture on top right corner with a brief description of my intentions with all my contact info enclosed.

Can I assume the lease and have a chance of folding the costs into the rent (due to lower utility costs)?

I often see an additional ($25-$50/month).I wouldn't leave it the same unless there are no other places in your area that charge for pets (I doubt this would be the case.Lastly, with the washer/dryer, if you don't have ample space for a true utility room, and your stuck with it in the kitchen, you may consider building a small closet with bi-fold doors around them.
