Never spend our seed money. 

Overall it is a good strategy, pay tax on the seed, not the harvest. 

When we have our seed money to launch the next phase of our operation we're planning to hop on the BRRRR train!

Start flipping properties, and reinvest the profits (as well as the seed money you used that you will be getting back when you flip) to build your cash/seed money up. 

I would pull them out and fill it in with top soil and seed.  

While you're accumulating CF to equal that $20k profit, that $20k profit, plus previous seed money and profits are making more profits.
