Proving fault in these cases can get tricky without an admission from tenants if it involves exterior damage.I often like to tell folks that "If it's not in writing signed by the other party, it never happened."

The house does need exterior paint.My questions and concerns are for those who have had experience with investment properties from this time Period.

The deck was built around the a/c, 3 exterior doors but not really a 'front' door, only 1 bathroom, no garage, oddly shaped lot, etc.

I have a shower water line on the exterior wall.

NO one returned calls, emails and then I received city violations notice in the beginning of March for 5K for the exteriors condition, emergency boarding of the property (multiple times) and a variety of other issues.
