Land that is is between two MSA's is always good, as presumably those MSA's will continue to grow and everything else between them. 

You are looking for issues with the foundation and any other exterior anomalies like giant trees that could be in the sewer line or pressing against the foundation of the house, evidence of buried tanks, where the septic and leach field is, etc.There are plenty more things to focus on as well, but these four are often neglected by newer out-of-state investors relying on an agent or friend as their boots.What else did I miss?

If I'm assisting with raising capital for syndication is there licensing, etc I need to be aware of before I proceed? 

I don’t know what else was missed but I would not have rented to him if I had known he had an eviction on his record.

I have been through the BK route more than a few times in 40 years of HML ing.. and as Don states it can be just crazy what happens what the debtor will do what the BK trustee will do what the judge will do.. that all said if your position in the note is discounted enough probably still worth it. but in my mind to pay 90% and if there is not SIGNIFICANT upside I personally would not do it unless you have a repositioning play or something that no one else sees. 

It can become a really big mess and lot's of them failed the last downturn.

If anything else, being a side hustle investor helped me be a better agent, not vice versa.All that said - start with your short, medium, and long-term goals, map it out and then take action based on that!
