I do find it odd that new investors  will spend thousands on marketing then have no sales skills to close the deal.I am sure your description of your business model may be a tad of an over simplification.It sounds like your looking for two things One a cash equity investor.. ( your motel example) and forced appreciation type of deals that are hard to sell on the open market.

Depends.Was your mortgage recorded prior to the foreclosure suit being filed, and contain the proper mortgagor name and property legal description?

If a neighbor has a filed easement, legally described, and they claim more than the legal description, TI may then kick in to defend you.

The strategy sounds pretty sketchy from my short description but it made more sense when I heard it.

There are a few seasoned, grizzled old investors (I suppose I fit that description) however you're unlike to get the answer you want here. 

My favorite property descriptions usually include  recently replaced or newer roof, AC and water heater.   

He has always been with them, but I believe in a different job description (in fact, the foreman retired about 3-4 weeks in and ALL the guys shifted around...they were very unhappy with having more responsibility with less pay). 

I run numbers based on the listing and do a VERY quick down and dirty estimate of rehab based on pictures and listing description.
