You should have given written notice on the first day you became an owner and told them they must be out before February.

If they need access to the property immediately, you can offer to leave to them until you are ready to close.

I've paid for a handful of programs over the years from cheap to expensive and narrow-focused to broad-based. 

My coach suggested (and I implemented) a "must do tracker"....it's a color coded spreadsheet (I like to print multiple copies and keep them on a clipboard to stay in my sight/top of mind). 

@Jordan Brown It might be difficult to find properties in your price range unless you're willing to house hack.

So it could take a decade to get to todays market rent. 2) it’s almost impossible if not impossible to non-renew a tenant, especially if you’re not an owner occupant. 3) As a seller, even if I could remove paying tenants I never would without a non-refundable payment from a potential buyer that covers all vacancies for 6 months if they fail to complete the purchase. 4) You MIGHT say as a buyer that’s worth it.
