Think of it this way, if I tell someone I'm going to break their arm and they say sure, then I break their arm, I'm still assaulting that person, I still get arrested!

Chris, @Jay Hinrichs is correct that your situation has more inherent risk to a lender than a new loan but it could be a good fit for an investor who has been contemplating becoming a lender if there is still enough equity in the house to cover all the loans (and potential liens) against it.

It really helps with crime in the area and they usually have steady employment but that doesn't out weight the worst downside for me.I assume you would have no problem with them risking their lives for you though...if say you were being assaulted or robbed.
